This outline will walk you through the process from start to finish so you know what to expect—and if you have questions at any point, we’re always just a text away to make your experience smooth, stress-free, and enjoyable.

PRE-APPROVAL
Before you start house hunting, it’s important to determine your budget.
✔ Choose a Lender – We can connect you with trusted local lenders.
✔ Get Pre-Approved - The lender will review your income, credit score, and debts to determine how much you can borrow.
✔ Set Your Budget - Pre-approval gives you a clear price range to work with.
Why it matters: Sellers take pre-approved buyers more seriously, and you’ll have a competitive edge in negotiations.

DEFINE YOUR NEEDS & WANTS
Think about what’s most important to you in a home:
✔ Location – Consider school districts, commute times, and neighborhood amenities.
✔ Home Type – Single family, condo, townhouse, or new construction?
✔ Must-Haves - Number of bedrooms, bathrooms, garage, yard size, etc.
✔ Nice-to-Haves - Features you’d like but can live without.

START HOUSE HUNTING
Now the fun begins!
✔ Search for Homes - We’ll send you listings that match your criteria. Or if you have some in mind send them to us.
✔ Attend Showings - We’ll schedule private tours and/or visit open houses.
✔ Compare Properties - Keep notes on what you like and dislike.
Pro Tip: Keep an open mind! The perfect home may not check every box but could still be the right fit.

MAKE AN OFFER
Once you find "the one," it’s time to submit an offer.
✔ Determine Offer Price – Based on market conditions, recent sales, and property condition.
✔ Submit the Offer - We’ll draft and negotiate on your behalf.
✔ Earnest Money Deposit – A good-faith deposit showing your commitment.
What happens next?
The seller may accept, reject, or counter your offer. We’ll help you navigate the negotiations.

HOME INSPECTION & APPRAISAL
After your offer is accepted, we move into the due diligence phase.
✔ Home Inspection – A professional inspector checks for issues with the home’s structure, systems, and appliances.
✔ Negotiate Repairs – If problems arise, we may request repairs or credits.
✔ Appraisal – If you’re financing, the lender requires an appraisal to confirm the home’s value.

SECURE FINANCING & FINAL APPROVALS
Your lender will finalize your mortgage loan.
✔ Avoid New Credit Accounts – Once you're under contract, don’t open new credit lines, take out loans, or make large purchases on credit (like furniture or a car). Changes to your credit profile can affect loan approval and delay closing.
✔ Provide Any Additional Documents - Pay stubs, tax returns, and bank statements may be requested.
✔ Final Loan Approval - The lender verifies all details before issuing the clear to close.

CLOSING DAY
The final step before getting your keys!
✔ Review the Closing Disclosure – This document details your loan terms and closing costs.
✔ Final Walkthrough - We’ll do a last check of the home before signing.
✔ Sign the Papers – At the closing table, you’ll sign all the necessary documents.
✔ Get the Keys - Congratulations, you’re officially a homeowner!
– Note that keys may come 30 days later to give sellers time to move out.

AFTER THE SALE
Your journey doesn’t end at closing!
✔ Set Up Utilities & Address Changes - Update your address and transfer utilities. Note this may need done prior to closing if your getting possession on closing day.
✔ Home Maintenance - Keep up with regular maintenance to protect your investment.
